Future Character Area Map

The Future Character Area Map represents the vision of the 2035 Manheim Township Comprehensive Plan and displays how the landscape of the Township will change or remain the same over the next ten years. The “Character Areas” featured in this map represent a broader vision than a zoning district or land use category; they speak to how different parts of the Township should look, feel, and function as a landscape. The Future Character Area Map will be used as a guide for changes to different land use ordinances and mobility infrastructure that will align them with the vision of the comprehensive plan. The Manheim Township Zoning Ordinance governs land use and development in the Township, by setting standards for what uses are permitted, establishing setbacks and height limits for buildings, and detailing different review and approval processes for new development. Official Map

The Official Map is a planning document that identifies needed expansions and improvements to community infrastructure in Manheim Township, including roads, sidewalks, water or sewer lines, municipal buildings, and parks. It is used by Township leaders to make decisions for investing in local infrastructure, and to negotiate with developers to have improvements beneficial to the Township included in their projects. Preserved Farmland Map

Manheim Township benefits from multiple local, county, and private non-profit programs whose mission is to preserve agricultural land. The result of their hard work is displayed in the Preserved Farmland Map, which displays all Township farmland that is currently protected from development.
