LEGAL NOTICE
Notice is hereby given that at the regularly scheduled public meeting of the Board of Commissioners of Manheim Township, Lancaster County, Pennsylvania to be held on Monday, August 14, 2023, at 6:00 p.m. at the Manheim Township Municipal Building 1840 Municipal Drive, Lancaster, Pennsylvania to consider the adoption of a text amendment to the Zoning Ordinance of Manheim Township. At the conclusion of the public hearing or at a subsequent public meeting held within 60 days of the date of the second publication of this advertisement, the Board shall consider enacting and, if appropriate, will take a vote on adopting and enacting proposed Ordinance 2023-10, the caption of which is as follows: AN ORDINANCE AMENDING THE ZONING ORDINANCE OF MANHEIM TOWNSHIP 2014, AS AMENDED TO: (1) AMEND THE DEFINITION OF “SUPERMARKET” (2) PROVIDE A DEFINITION FOR “MARKET” (3) INCLUDE “MARKET” AS A USE PERMITTED BY SPECIAL EXEMPTION WITHIN THE D-A AIRPORT OVERLAY AREA (4) INCLUDE ADDITIONAL AREA AND BULK REGULATIONS FOR “MARKET” AS A USE PERMITTED BY SPECIAL EXCEPTION WITHIN THE D-A AIRPORT OVERLAY AREA (5) PROVIDE MINIMUM OFF-STREET PARKING REQUIREMENTS FOR
“MARKET”. A brief summary of the proposed ordinance is set forth below. SECTION 1 amends the definition of “Supermarket” found in Section 503 to a store of 30,000 square feet or greater used primarily for the retail sale of food products. SECTION 2 adds the definition of “Market” to Section 503 to a store less than 30,000 square feet used primarily for the retail sale of food products. SECTION 3 amends Section 2409 to add “Market” as a use permitted by special exception in the D-A Airport Overlay District. SECTION 4 amends Section 2409 by adding requirements for a Market, including access from an arterial road and limiting the number of markets on the airport property. SECTION 5 amends the off- street parking requirements found in Section 2002 by adding the minimum off-street parking requirements for a “Market”. SECTION 6 authorizes the Township to take the necessary action to effectuate the ordinance. The proposed ordinance includes an authorization, repealer and severability provision as well as an effective date provision. A copy of the proposed ordinance may be examined or copied in the office of the Township Secretary at 1840 Municipal Drive, Lancaster, Pennsylvania on regular business days between the hours of 7:30 a.m. and 4:30 p.m. A copy of the Ordinance also may be examined without charge at the offices of this newspaper (LNP) and at the Lancaster County Law Library located at 50 N.
